We provide a property management solution, ensuring both freehold and leasehold properties are H&S compliant and that the properties are functioning at an optimum level.

In addition, we undertake rent management on behalf of administrators, where a license to occupy has been granted as part of a sale of business.

Helping Cash Generator move to a franchise model

Rcapital, the purchasers of Cash Generator Limited following a prepack transaction, appointed PHD Property Advisory. We were engaged to advise on the property aspects of the company’s strategy to change from a corporate store model to a franchise store model.

Our strategic advice covered the assignment of stores from the Corporate Entity to individual franchisees. This included liaising with landlords, the proposed franchisees and their respective property agents and retained legal advisors.

In addition to the asset transfer strategy, PHD provided a property management function to the business due to the lack of in-house resource. We advised on all H&S matters relating to the property portfolio, liaising with third party contractors as appropriate. PHD was also responsible for managing a number of outstanding dilapidations claims, rent reviews and lease renewals.

Strategic asset management advice for two multi-let freehold sites

PHD Property Advisory have provided strategic asset management advice to Scott Law in relation to two multi-let freehold sites held in Berkeley and Newport, Gloucestershire.

As part of the engagement we have undertaken lease renewals, rent reviews, lease re-gears and acquisitions aimed at improving the investment value of the portfolio.

Throughout the engagement we worked closely with both the client and their retained solicitors, ensuring that the asset management strategy met the requirements of the client. Once transactions were agreed, they were executed in an expedient manner.
